When is my rent due?
Due on the first of each month. Rent is considered late after the sixth of each month, regardless of the day of the week that the sixth falls on.
What are the late fees and how are they calculated?
If rent is not received on the sixth of the month, a late fee of $35.00 will be applied to that month's rent. Each subsequent day is an additonal $3.00. If the rent is not received by the tenth of the month, a dispossesory warrant may be filed which will result in an additional $60.00 on top of all other previous fees.
How much is the application fee?
The application fee is a standard $35.00 per person or per married couple. Please note that we do not combine incomes for roommates. Each tenant must be able to qualify on their own for the property.
What is a security deposit?
The security deposit is an amount equal to one months' rent held in our trust account until the tenant vacates. If there are damages over above normal wear and tear, we will take monies from that account to repair the home and return it to a liveable condition. Our tenant will always be notified in writing of the damages we have charged them with.
When and how will I get my security deposit back?
Georgia Law allows 30 days from the date of the move out inspection or the date that the keys are returned for processing. Please provide us with all forwarding information and a check will be mailed within that time frame.
What length of leases are available?
All leases are set for a 12 month duration. If a shorter term is required, we will be glad to contact the property owner to negotiate the term.
What is the move out procedure?
On the first day of the month in which the tenants lease expires, the tenant will need to stop by our office and sign a notice to vacate form. That form will give the tenant all the information with regards to cleaning the property, switching utilities, etc. Also, the tenant will be required to call and schedule a move out inspeciton with James Gray who will then meet the tenant on the scheduled appointment day with their pre-existing condition report. He will be allowed access to walk thru the property and compare the report to the condition in which the tenant is turning the property back in.
If I am PCS'ing or ETS'ing out of the army, what is the process for vacating?
We will still require a 30 day notice on the first day of the month in which the tenant intends to vacate. This should be accompanied by the tenant's orders.

Our physical address is: 4425 Holly Avenue, Columbus, Georgia, 31904. We are located in the old bank building on the corner of Veterans Parkway and Manchester Expressway.
What are your hours of operation
We are open Monday - Friday from 8:30am until 5:30pm EST and Saturday from 10:00am until 3:00pm EST.
How are payments accepted?
Payments are accepted in the form of a personal check, cashiers check or money order until the fifth of each month. Beginning the sixth, rent MUST be paid with certified funds(cashiers check/money order).
Are pet fees refundable? What if my pet dies during the period of my lease?
No they are not. If the pet dies during tenancy, we need to be notified as soon as possible and the additional pet fee will be removed from the next month's rent. The pet deposit will still go to the property owner.
