Guidelines

  1. Thank you for choosing Kennon, Parker, Duncan and Key(KPDK). In order to reside in one of our properties, KPDK requires that each Applicant(i.e. each adult occupant) meet certain criteria. Before a Rental Application is complete, please review the following guidelines to determine your eligibility.
  2. Applicant must be a minimum of 18 years of age and willing to commit to a twelve month Lease Agreement.
  3. Occupancy Guideline: Two person per bedroom plus one additional person.
  4. Employment History: KPDK must be able to verify six months of current employment with a gross monthly income of at least three times the monthly rental rate. If the current position has been held for less than six months, we must be able to verify two years previous employment. Self-employed or retired Applicants must provide a copy of the previous year's tax return. Military Applicants must provide a copy of their orders to Fort Benning, as well as a copy of their most recent LES.
  5. Rental History:Applicant must provide twelve months of current, verifiable rental history. The following information will be reviewed:
    1. length of residency
    2. consistency and timelines of payements
    3. adherence to property rules and regulations
    4. proper notice given and
    5. condition of property upon move out
    Any Applicant with a previous eviction will NOT be considered.
  6. Credit History:
    1. At least one credit rating of 1 must reflect on credit report.
    2. No more than two credit ratings between 4 through 9 will be allowed.
    3. An Applicant with any unpaid utility bills reflecting on credit report will NOT be approved.
    4. Any collection account or judgement must have a zero balance.
    5. An Applicant with a past bankruptcy may be approved provided he/she has established a minimum of two new accounts, with no less than a 1 rating.
    6. An Applicant will not be approved if there is any balance owed to a property management or mortgage company.
    7. KPDK is prohibited from disclosing specific information obtained from an individual's credit report. Please contact Equifax at (800)944-6000 for more information.
  7. Pets:
    1. The acceptance of pets is the decision of the homeowner. If pets are permitted, additional payments are required.
    2. The housing of each OUTDOOR pet required a $150 non-refundable fee and an additional $10 per month.
    3. The housing of each INDOOR pet required a $200 non-refundable fee and an additional $20 per month.
  8. Timing Issues and Fees:
    1. Payments must be made in the form of a personal check or money order; cash will not be accepted
    2. A $35 application fee is required for the processing of each Rental Applicant. This fee is non-refundable, regardless of whether the Applicant is approved or denied. KPDK makes every effort to process each Rental Applicant within forty-eight hours.
    3. A non-refundable holding fee equal to one month's rent is required to "take the property off the market". This fee must be paid by Money Order, no personal checks or cash will be accepted. Until the holding fee is paid, the property will continue to be marketed and shown to potential residents. If the holding fee has been paid, and the approved Applicant subsequently fails to complete the move-in process, the entire amount is forfeited. Otherwise, the holding fee will be transferred to pay the Applicant's security deposit.
    4. After submission of the holding fee and approval of the Rental Application, an existing damage inspection must be performed, the Lease Agreement signed, and rent paid within ten working days. Keys will not be released until the Lease Agreement has been signed, and both the security deposit and first month's rent have been paid in full.
